A Good Weekend For James!

 

Question:  Is $10.88/sq. ft a good price?  Thinking smile

Of course, the answer is dependent upon many other factors. 

This isn’t quite like investing in gold, but it’s pretty close.  If you’re uneasy about the fiscal conditions of the US (and we all should be), then you’re going to want to place some of your capital in something that’s usually a good hedge against inflation. 

Now, pricing is difficult and much of the value is subjective.  For instance, people with small children may value a home closer to the school than otherwise.  Others would value a home closer to their place of employment.  Retirees would want close amenities. 

Like the stock markets, if one is looking to make money, the formula is pretty easy.  Buy low and sell high. 

Brand new metal roof, nice solid hardwood floor throughout, (no weak spots), new electric wiring, plumbing and gas hookups all work, central heating.  Nice size yard, but not too big to maintain. 

Small town ( about 1800 people), low crime.  Small industry nearby.  Town has all amenities necessary.  Great fishing nearby. 

Best of all, 5 grandbabies less than 5 minutes away!!!

Contract signed this weekend.  No bank payments.

I celebrated last night, but I think I’ll celebrate tonight, as well!  Smile

    Congrats James! I put a custom metal roof on my home about 3 years ago and absolutely love it. My 30 year Corning architectural shingles lasted 7. Metal was a no brainer.

    I live in the country and built for about $60/sq ft, and alot of it myself, so you did incredibly well.

    Congratulations, James! I’m making my plans to escape Las Vegas probably this year. I’m looking towards North Arizona up in the mountainous area – conifer forests. I gotta get out of this land of Reid and the state that ranks last in just about everything. I promised my wife a plot of ground where she can plant a vegetable garden and a tractor she can drive around the garden. I hope I do so well as you on a plot of ground and a roof.

      Yes, they do! And they’re all the perfect age! The youngest has started preschool, and the others are all still in elementary school! The boys acting in typical boy manners and the girls acting in typical girl manners! All with great hearts! They have no idea what they do for me just by being around them.

    Congrats, and it seems from what I read that you have chosen the right time to buy. There is serious USD inflation in the pipeline. Nominal house prices in USD will therefore not go down further. Even the Euro is stronger than the USD for a while now.

    Germany is repatriating its 4,000 tons of Gold.

      Thanks Dirk, that was my reasoning to buy a home now. They’re not going to get any cheaper. I can see where the home will easily double or triple in cash value in just a couple of years.
